Ten questions about the paperwork, records and upkeep of your home in India, and what to fix first.

1. Do you have the original sale deed, and copies of the earlier deeds?
2. Is the property in your name in the local records (7/12 extract, property card or municipal records)?
3. Is the property tax paid up to date, with receipts?
4. Are electricity, water and society dues paid up to date?
5. If rented: is there a registered rent agreement, and was the tenant police-verified?
6. Has someone visited and checked the property in the last 3 months?
7. Does someone in India hold a valid power of attorney to act for you?
8. Have you checked for encroachment or unauthorised building on or next to your land?
9. Have you made a will that covers this property?
10. Are the keys with one accountable person, with a record of who has them?
