What can your flat earn, and what will you actually receive?
Typical rents by city and area, then the TDS your tenant must deduct because you are an NRI.
Typical rent · 2 BHK · All areas, Pune
about ₹31,500/month
Across Pune: ₹17,500 to ₹33,500 a month, depending on the area
| Rent from tenant | ₹31,500 |
| TDS your tenant must deduct (31.2%) | − ₹9,828 |
| Paid into your NRO account | ₹21,672 |
| Over a year | ₹2,60,064 |
Why so much TDS? Rent paid to an NRI landlord has tax deducted at 30% plus cess (about 31.2%), whatever the amount. Your real tax is often lower: you can claim the difference back in your tax return, or ask the tax office for a lower deduction certificate so less is deducted each month.
